New distribution centers and manufacturing space along the I-94 corridor between Milwaukee and Kenosha store goods higher and denser than older buildings did, and the sprinkler system has to be designed for that commodity and rack height. Southport Mechanical designs and installs commercial fire protection to NFPA 13 across southeastern Wisconsin, with sprinkler piping prefabricated in our own facility and inspection programs that keep systems ready after occupancy.

Reasons to Update or Install a Fire Sprinkler System
A sprinkler system is designed around a specific hazard, and when the building changes, the design may no longer cover it. These are the common triggers for new work.
- Higher storage or new commodities can push a warehouse past what its original sprinkler density was designed to control.
- Renovations and tenant fit-outs change wall layouts, ceiling heights, and occupancy, which often means relocating or adding heads.
- Failed inspection items such as corroded heads, obstructed piping, or impaired valves need correction before the next fire marshal visit.
- Dry systems in unheated areas like loading docks and parking structures need attention when trip tests show slow water delivery or internal corrosion.
- Older buildings without sprinklers may be required to add them as part of a change of use or a major addition.
Fire Sprinkler Design, Fabrication and Installation
Every system starts with hazard classification. Our designers look at occupancy, commodity class, storage height, and the available water supply, then run hydraulic calculations to size piping, heads, and, where needed, a fire pump. The design is coordinated with the building’s alarm system, structure, and other mechanical trades so sprinkler mains are not fighting ductwork for the same ceiling space. Where a project shares a water service with domestic systems, our commercial plumbing team handles the backflow and service work under the same contract.
Sprinkler piping is prefabricated in our facility. On the 200,000-square-foot Doosan Bobcat renovation in Johnson Creek, our orbital welder let us prefabricate all of the sprinkler piping for 1,800 heads, and crews installed it above active machinery while the plant kept running. Prefabrication shortens time in the field, which matters most when the building cannot shut down.
We match material and layout to the building. At Springhill Suites in Milwaukee, a new four-story, 94-unit hotel, we designed and installed the fire protection using a plastic pipe system. At Mill Creek Academy, a 42,000-square-foot school, our engineers used 3D drawing software to route a dry sprinkler system through wood scissor trusses.
The systems we design, install, and service include:
- Wet pipe systems for heated spaces.
- Dry pipe systems for docks, attics, and parking areas that can freeze.
- Pre-action systems for server rooms and spaces where accidental discharge is costly.
- Deluge systems for high-hazard applications.
- Antifreeze systems for small unheated areas.
- ESFR systems for high-piled warehouse storage.
- Fire pumps and controllers where city water pressure falls short of the design demand.
Retrofits and System Modifications
When a building changes, we evaluate the existing system against the new hazard and occupancy, then add, relocate or upgrade heads, mains and valves to bring it up to current code.
Inspection, Testing and Maintenance
NFPA 25 sets the schedule for inspecting and testing sprinkler systems, fire pumps and valves. We perform those inspections, document results for your insurer and the fire marshal and correct deficiencies we find.
Why Choose Southport for Fire Protection?
Design, fabrication, and installation happen inside one company, so the people who calculated your system are a phone call away from the crew installing it. We also handle HVAC and plumbing, which simplifies coordination when one contractor is responsible for all the mechanical work above the ceiling.
