Plenty of the commercial and industrial buildings along the Racine and Kenosha lakeshore were plumbed decades ago, and their cast iron drains, galvanized supply lines and undersized gas piping are now carrying loads they were never designed for. Southport Mechanical has handled commercial plumbing across southeastern Wisconsin since 2005, designing new systems, prefabricating pipe in our own facility and replacing aging infrastructure in occupied buildings.

When to Bring in a Commercial Plumbing Contractor
A plumbing failure in a commercial building shuts down restrooms, kitchens, production lines, or entire floors of tenants. These are the situations where a planned project costs far less than an unplanned one.
- Recurring drain backups in the same stack or floor usually mean scale buildup, a sagging line, or a collapsed section of older pipe.
- Discolored water or falling pressure often points to corroded galvanized supply piping that is closing off from the inside.
- A tenant fit-out or change of use can trigger code updates to fixture counts, grease interceptors, or backflow protection.
- New production equipment may need compressed air, process water or gas piping sized for loads the building does not have today.
Commercial Plumbing Design, Prefabrication and Installation
Our plumbing engineers start with fixture counts, flow demands, and the requirements of Wisconsin’s plumbing code, then lay out supply, waste, vent, storm, and gas systems around the structure and the other trades. On complex jobs, we coordinate in BIM so plumbing, ductwork, and fire sprinkler piping each get their own space before anyone starts hanging pipe. That planning paid off on the 175,000-square-foot West Allis Department of Public Works building, where trade conflicts were worked out in the model instead of in the ceiling.
Prefabrication is where our process differs from most plumbing contractors. Pipe assemblies, risers, and underground sections are built in our 45,000-square-foot facility, then delivered to the site labeled and ready to set. On the Summer Ridge Apartments project, our team prefabricated all of the underground sanitary piping. Shop-built assemblies cut down on field labor, reduce the number of crews in tight spaces, and give us tighter quality control than cutting and joining everything on a muddy jobsite.
The systems we design and install include:
- Domestic water, sanitary waste, and storm systems for full-building coverage.
- Gas piping for heating equipment, kitchens and production processes.
- Deionized water piping for labs and manufacturing that need purified water.
- Compressed air systems for plants and shops running pneumatic tools and equipment.
- Industrial process piping built to the specific demands of a facility.
- Backflow prevention assemblies that protect the public water supply and tie in with fire protection systems where the two share a service.
Camera inspection and line locating help us diagnose problems in existing buildings without opening up walls or floors first.
New Construction Plumbing
On new buildings, we can take a project through design-build or install to an engineer’s plans. The Springs of Kenosha development, with plumbing for more than 180 residential buildings, is one example of the scale our crews handle.
Repiping and Retrofits
Aging supply and drain lines can be replaced in phases so the building stays open. We plan shutdowns around tenants and production and keep water available to occupied areas wherever possible.
Inspection and Maintenance
Scheduled inspections of water heaters, backflow devices, drains, and gas piping catch small failures before they flood a floor or shut down a kitchen.
Why Choose Southport for Commercial Plumbing?
Our plumbers, engineers, and fabricators share one roof and one schedule, which keeps decisions moving on a job. Preventative maintenance programs keep the same team that installed your system involved in keeping it running.
